This fully-restored medieval hamlet is a fabulous find for families and friends searching for the perfect setting for a luxury reunion, a breath-taking rural wedding, or indeed to organise an upscale yoga and meditation retreat. With five self-contained homes sharing a picturesque estate that includes a clubhouse in a renovated 13th-century chapel and a large swimming pool with sauna and tennis courts, it’s like having a boutique resort all to yourself.
Remote and totally private, the 6.5-hectare estate has staggering views of the beautiful Niccone Valley. You will feel like you are the only souls for miles around. To reach the hamlet, guests drive through forest and avenues of trees, following a road that seems to spiral into nowhere. That’s when you know magic is about to happen.
Upon arrival, you will notice three apartments are housed within the main cluster of medieval buildings near the Chapel clubhouse. Two more recently-built cottages are in secluded areas within the estate. The residences and all communal facilities are rented as a whole for the exclusive use of your group.
The beauty of this historic hamlet for large groups is that each residence has its own kitchen, dining room, living room with TV and outside dining area. They all have access to the Chapel with its huge dining room, sociable lounge and flat-screen TV.
The Chapel functions as the estate’s own private restaurant, complete with an industrial kitchen used by staff only to prepare your meals upon request. Outside the Chapel is a fabulous area for enjoying meals together as a group.
The retreat’s secluded location is no disadvantage for guests wishing to explore Umbria and Tuscany. It is perfect for cycling and walking, and you are within easy distance of great attractions such as Cortona, made famous by the novel and movie Under the Tuscan Sun, Lake Trasimeno where you can enjoy fishing, canoeing and waterskiing, and the mystical medieval town of Assisi. Furthermore, Perugia is only an hour away by car to the south and Arezzo an hour to the north.

Bedrooms and Bathrooms
Five independent homes offer comfortable rustic accommodations ideal for groups of up to 26 guests in 13 bedrooms. With the sofa beds and extra beds for children, there’s the potential of sleeping a maximum of 38 people.
In addition, guests have the option of occupying 2 bedrooms above the Chapel clubhouse plus 2 basic service rooms. Note that these rooms do not have access to kitchen facilities and are generally reserved as a last option.
Most bedrooms have en-suite bathrooms. Bathrooms are very clean though somewhat dated in terms of décor. Overall, bedrooms are comfortable and in keeping with the general classic ethos of the whole estate.

The décor in the homes is rustic and comfortable, reminiscent of a glamorous past. The renovated chapel exhibits beautiful details such as soothing frescoes and paintings. It’s a great place for your whole group to come together, with board games, DVDs, Sky TV and books. Here, you can collect the rackets and balls for use in the tennis courts.

Situated within extensive grounds surrounded by countryside, Borgo Incantevole is a magical retreat in nature. Lush, verdant gardens unite all the residences and common areas on this estate. Forests, fig, pomegranate and olive trees abound as do landscaped gardens and lawns. You can enjoy lovely walks without leaving the estate.
The pool house provides a shower, service bathroom and a lovely sauna to complement the large swimming pool and its many sun beds. The tennis court and practice court enjoy a secluded setting with amazing views.
