Set on three levels among the quiet winding streets of the Upper Conchas Chinas community on Puerto Vallarta’s breathtaking south shore, this ocean view rental villa is the perfect base for a big family vacation or a large group of friends. Close to the bustle of Puerto Vallarta, it offers total peace and quiet in a jungle setting overlooking the sparkling waters of Banderas Bay.
The theme here is distinctly rustic luxe meets Puerto Vallartan traditional, built with local materials and adorned in a characteristic Mexican style that make it feel at one with the verdant landscape around it. Stunning burnt orange, stone, and hand painted tiles are found throughout, giving the whole villa a sense of continuity and flow as well as keeping the spaces cool even in the heat of the summer.
Large windows and sliding doors open directly onto the sun-soaked pool terrace as well as the upper-level lounge terrace, both of which overlook the tropical Upper Conchas Chinas community where homes cascade the mountainside camouflaged by lush palms and vegetation backdropped by the ocean on the horizon.

Just as the living spaces and kitchen feature bold colors, hand-painted tiles, and quirky furnishings such as the huge crescent-shaped sofa, the bedrooms and bathrooms are calm and soothing spaces. In most of the nine bedrooms, the terracotta tile flooring gives way to pale stone and marble, dark woods, and neutral color schemes with pops of coastal color.
Every bedroom has its own en-suite bathroom decorated in natural stone or marble with large, stylish mirrors. These are designed to feel spa-like, and the results cannot be denied. The bedrooms on the ground floor have direct access to the pool terrace while the upper-level rooms have access to private or shared terraces.

Living Areas
Designed to host up to 18 people, the living spaces of this hillside Puerto Vallarta villa benefit from high ceilings, an open-plan concept, and sumptuous fabrics and furnishings. One of the most iconic features of this property is the tilted balcony walkway above the main living room. It’s wrought iron railings, the terracotta tiles, and arched, stained glass windows make this space feel almost holy.
From the middle of this walkway, you can appreciate the scope of living rooms and the colossal arched entrance that leads to the pool terrace, as well as the stunning views beyond. The fully fitted, gourmet kitchen also has direct access to the pool terrace.

- All noise and/or music shall be maintained at reasonable levels during the day to accommodate quiet enjoyment of neighbors and authorities. No excessive noise or amplified music is permitted between the hours of 10pm and 8am.
- For safety and security of the villa, guests and staff, no outside guests are permitted in the villa at any time.
- Infinity pool and jacuzzi do not have a grille or lockable gate – 5 Bedrooms open onto the pool deck, so small children must be watched at all times.
- Due to home’s elevated area, precautions should be taken, especially with floating toys or light items that might blow away.
- No public transport within this quiet community, so car hire or pre-booked taxis are recommended.
- As is typical of a home in a lush area of the tropics, wildlife and insects should be expected. This villa is regularly fumigated; however insects are possible in outdoor areas and if doors are left open, especially during the rainy season.
